"Fait Accompli" Approach At 1215 E St. NE Is Disturbing

By Eric Bernard, 1223 E St. NE

Mr. Bernard writes in response to "ANC Zoning Committee to Consider Proposed Addition to 1215 E St. NE," an article in last week's issue.

In reference to the zoning issue at 1215 E St. NE...

From the Corner Forum presentation, it appears that the new addition is a "fait accompli" and is now (as it was in the past) not in compliance with the 60 percent lot occupancy rule (if there is such a rule).

I find the "fait accompli" approach disturbing, especially from professional architects.

Also, the 60 percent rule is there for a reason, and the quote that the property owners will be unable to "generate a rehabilitation of the property ... consistent with current market expectations of residential properties in the Capitol Hill area" is puzzling.

As a reminder, we live in an urban area with historical houses dating from the late 19th century to early 20th century, with the added convenience of having small green spaces. I think that is why most people move to Capitol Hill.

That's definitely one of the reasons why we moved here, almost 15 years ago. Capitol Hill is not the suburbs, where large McMansions and out-of-proportion fake chateaux are sprouting.

Remember: small is beautiful! §
